This live-in position at a sectional title complex in northern Johannesburg with 48 units comes with a one-bedroom flat at nominal cost. The job involves management and maintenance of the body corporates infrastructure, buildings, equipment, lifts, gardens and pool. Duties include day-to-day supervision of six employees (two maintenance staff; two gardeners; two cleaning staff) and oversight of the service provided by an outsourced security company. Candidates must have the ability to multi-task and be physically fit enough to perform manual tasks. Time management and project management skills are very important. Good communications skills are essential for liaison with unit owners, tenants, staff, trustees, the managing agent and service providers. Candidates should have some gardening experience. 24-hour assistance required in cases of emergencies or outages relating to the water reticulation system, gas boiler, electrical system, security, etc. In addition to routine maintenance and repairs, the successful candidate must have the capability to undertake specified improvement projects as agreed upon from time to time. Must be a self- starter and able to plan ahead rather than just react to problems when they occur. Apart from controlling expenditure within budgetary limits, accounting responsibilities and collection of levies are not part of the incumbents duties. A matriculation certificate is required, while persons who have a relevant technical certificate would have an advantage. It is a prerequisite that the candidate has prior job experience in a similar or equivalent position. Salary will be market related and take into account experience and qualifications.
