Main roles and responsibilities: Ensure adequate resources are in place across the portfolio under management; Monitor performance of staff at all levels across portfolios, in accordance with company guidelines and client management agreements; Ensure highest industry standards of work are being delivered by the team; Performance manage staff; Monitor staff morale and give motivational and directional support; Proactively investigate and implement measures to improve the sustainability and profitability of the shopping centres under management (incl revamps and/or expansions); Ensure 100% compliance with FICA and OHS Act; Involvement in local and national property committees and forums; To establish the Company as Retail experts in the market.
Decision making authority: Compliance with the company’s internal policy approval framework, as well as the property management agreement and written mandate provided by the Client.
Experience / Education: Although a minimum of Gr 12 is required, a business degree would be a strong recommendation.
EAAB Fidelity Fund Certificate (NQF5 qualification).
Advanced business knowledge, especially in the property industry and associated financial markets, backed-up by at least 10 years retail experience.
Experience in managing teams is essential.
Skills required: People Management; Negotiation; Deal-making; Problem solving; Numeracy; Co-ordination/Organization; Computer literacy; Drivers license Knowledge required: Property industry, especially Property management and development; Retail Centres, Retailers and Retail-related information such as turnovers and trading densities; Company specific systems and procedures; Local environment; Basic Labour Law; Basic Contract terms and conditions.
Competencies required: Team leadership, Change leadership, Financial and business acumen, Applied Strategic planning, Customer and Quality Focus, Innovation; Analytical Thinking; Drive and Productivity; Problem Solving and Decision Making; Property Specialist.
Major drivers of work volume: Number of properties and tenants; Number of staff; Client reporting and management agreement requirements; Number and size of revamps/expansions at shopping centres.
